So you are looking to buy a home? First off, congratulations! That’s a huge step in your life and we are so excited to be here to help you along the way.

Whether you are a first-time home buyer or buying your second, third or maybe even your fourth home there are always a few things to think about before you start the process.

1. Hire an agent.

Buying a house is an important decision and you will be working closely with your agent throughout the whole process. This is why it’s important to find an agent that you will get along with, is knowledgeable about the area, and who is highly motivated to help you find the perfect house for you and your family. By hiring an agent they will also be able to save you time during the house-hunting process and will send you new listings directly that fit within the parameters of what you are looking for.

2. Get pre-approved for a loan.

While it’s not necessary it’s a smart decision to find a reliable mortgage broker or bank to get a pre-approved loan before you start your home search. By getting pre-approved for a loan you will know exactly what you can afford and what your overall budget looks like. As we always say, knowledge is power. We work closely with a few local mortgage brokers and can give you a few recommendations if needed.

3. Find a home to buy.

Go to open houses and make the most out of these visits. At an open house, be sure to ask a lot of questions and schedule several tours if you feel the need. Once you have found a house that you are interested in, don’t forget to do your research before making an offer. Make sure you like the neighborhood, school district, and that the house fits your needs.

4. Negotiate the offer.

Once you have found your dream home it’s time to make an offer. As your real estate agent, we will help you with this in order to make it as seamless as possible. We will compare the sales prices of similar homes in the same location that have sold recently and will give you a reasonable price range to stay within in order to manage your expectations.

5. Do a home inspection.

As part of the negotiation process of your new home, you need to schedule a home inspection to make sure that your home is up to code. We also have independent contractors what we can refer you to locally once we get to this step. Although the seller isn’t required to fix any issues found during the home inspection, you may request that they do and instead of losing the sale they will often agree to the repairs.
